Principal

Nicole S. Kadomiya represents for-profit and nonprofit developers, owners and lenders in connection with a range of multifamily affordable housing programs and transactions.  Nicole routinely advises clients on matters relating to the transfer and ownership restructuring of HUD-assisted properties, including expiring use preservation transactions; Section 8 renewals and modifications; and the negotitation and closing of FHA-insured loan financings.

Prior to joining the firm, Nicole spent four years as an associate at Dionne & Gass LLP in Boston, Massachusetts, where her practice focused on commercial real estate transactions.   Previously she worked as an associate in the real estate group at Nixon Peabody LLP.

Representative Matters

Nicole's experience encompasses all of the following types of matters as well as the practice areas listed to the right:

  • Section 8 assignments, renewals and modifications, including Mark-up-to-Market and budget based rent increase approvals and pre-approval of post-rehab rents (Ch.15).
  • Transactions using various combinations of HUD-insured loans, tax credits, tax-exempt bonds, Section 8 tenant and project-based rental subsidies, and HOME and CDBG funds.
  • Transfers of ownership interests via the TPA process and state agency approval processes.
  • Distribution and replacement reserve issues on projects with multiple layers of use restrictions and project-based subsidy (Section 202, Section 236, LIHPRHA, section 8).
  • Project management and fee matters for project owners and management agents.
  • FHA-insured loan closings.
